Kilmartin Property Group - Offices Development - Maidenhead, Berkshire

Kilmartin Property Group has this week obtained detailed planning consent for a new speculative office development on Moorbridge Road, in the centre of Maidenhead, and plans to commence construction imminently.

Prominently located just off the A4, the site lies adjacent to the new town centre Waitrose on
Moorbridge Road. Kilmartin plans to develop a 18,500 sq ft (1,720 sq m) Grade A office building,
arranged over four floors and providing 40 car parking spaces. Construction works are scheduled
to commence in July 2008 and the development is due for practical completion by the end of
June 2009.

Ed Henson, investment manager of Kilmartin, comments: "We have identified an excellent
opportunity to take advantage of the continuing strength of occupier demand in this Thames Valley market for high quality office space. Our Moorbridge Road development will represent one of very few Maidenhead office buildings to come on line in 2009.

"With take-up levels in the region for the first quarter of this year already above the average
recorded last year, we have every confidence that this will remain a resilient market for the right
property in the right location."
