SG Jackson - Industrial Development - Chelmsford, Essex, Hanningfield Treatment Works

Date: 10 Jul 2008

ISG Jackson has commenced work on a £9.4 million project, for client Essex & Suffolk Water, to build a new Operations Centre at the Hanningfield Treatment Works facility, close to Chelmsford in Essex. The centre will replace existing buildings on a number of sites and bring together a number of different departments within one purpose built, high specification facility.

The new building, designed by FaulknerBrowns, incorporates a raft of innovative sustainable features to minimise its impact within its setting and achieve an excellent BREEAM environmental rating. The three-storey, composite steel and pre-cast concrete frame building, boasts a water source heat pump, which utilises water from the nearby Hanningfield reservoir to provide heating and cooling throughout the building via a 'chilled beams' system.

Swales and balancing ponds have been incorporated into the site landscaping design to harvest rainwater for use within the building, whilst also controlling surface run off rates. Aluminium brise soleil panels will be installed to provide solar shading for the building, which itself is specifically oriented on site to reduce the energy demand for cooling. It is predicted that the use of renewable energy sources on site will result in a 38 per cent net annual CO2 reduction for the new Operations Centre.

The centre is divided into two parts, with a full height glazed atrium at one end of the structure providing a panoramic break out space, canteen and reception area. Two lift installations and a feature self supporting staircase, with stainless steel handrails and glass balustrading, provide access to the upper two floors of open plan office accommodation. ISG Jackson will fit out the building to a high quality standard as well as installing state-of-the-art white and pink ambient noise reduction systems across the open plan offices to create a comfortable and quiet environment for staff to work within.

Externally, the building will feature a range of architectural finishes to its façade including curtain walling, cedar cladding and acrylic render panels. The contractor will also build an outside meeting area, car park, bicycle storage facility and carry out a range of landscaping finishes across the site. The project is scheduled for completion by early summer 2009.

Peter Woodnott, director of ISG Jackson's Commercial division, commented: "Environmentally sustainable solutions lie at the heart of this ground breaking project for Essex & Suffolk Water, which demonstrates that high quality, state-of-the-art office accommodation need not be compromised by a commitment to sensitive and sustainable development. We are confident that once completed, the new Operations Centre will not only provide an exceptional working environment for staff, but also deliver exceptional performance in terms of whole life costs for the building."
