Date: 25 Jul 2008

A major £18 million development on the A38 corridor between Mansfield and Sutton which will generate in excess of 500 full and part time jobs when fully completed has been launched by Castle Square Developments of Lincoln.

The prestigious mixed use Kingsmill Park development which extends to a 91/2 acre zone located close to the A38/A617 Marr route junction is the culmination of a number of years of site assembly, planning and infrastructure work and will generate substantial numbers of jobs together with prestigious buildings in what is a very high profile location, say the developers.

"We estimate Kingsmill Park with an estimated development value of in excess of £18 million will provide a true mix of operations including food and drink, hotel, offices, industrial and health care provision and will generate in excess of 500 full and part time jobs when fully completed," said John Lockwood, chairman of Castle Square Developments.

Already transactions have been concluded with Mitchells & Butler for a new Toby Carvery which is due to start on site this month and Exemplar Health has acquired a 2 acre zone for the development of specialist health care facilities is nearing completion. Sandringham Investments have similarly acquired a plot for the development of an Express By Holiday Inn hotel, with capacity for in the region of 120 bed spaces.

Westleigh Developments of Leicester have acquired the balance of the site for an office/ industrial park, which, subject to detail planning approval, will incorporate approximately 40,000 sq ft of offices and 20,000 sq ft of small industrial units. The developers have retained a plot on the Coxmoor Road frontage for possible trade counter style requirements.

"I am delighted with the outcome as the mix of operators is precisely what was envisaged at the formative stages. The scheme has proved extremely popular and we are sure it is down to its location just off the A38, pulling off both the Mansfield and Ashfield districts together with the easy access on to Junction 28 of the M1. This has proved to be a real success story," said Stephen Bradford, partner in charge of the project at Hodgson Elkington LLP chartered surveyors of Lincoln who have acted as the acquiring and letting/selling agent for Castle Square Developments.

Cllr Jason Zadrozny, the leader of Ashfield District Council said that "Kingsmill Park is yet another vitally important strategic employment site which is being developed along the A38 in Ashfield. Together with other large developments close to Junction 28 of the M1 and on the new Mansfield Ashfield Regeneration Route (MARR), this site clearly shows that Ashfield is fast becoming the place to do business."
