Alder King - Mixed-Use Sale - Avonmouth

Property consultants Alder King have presold Unit 2 at Access 18, Avonmouth on behalf of developers St Modwen, to national greeting card distributor Budget Greeting Cards Ltd, for £3.6 million.

Unit 2 is a new distribution building and extends to 41,911 sq ft. It is located on Phase 2 of the 55 acre development, which is situated adjacent to Kings Weston Lane and two miles north of Junction 18 of the M5.

Paul Lavery, managing director at Budget Greeting Cards, commented: "The building is ideal for our purposes and will enable us to expand our national distribution network into the South West region."

Will Nell, associate at Alder King who negotiated the sale added: "All three units within the second phase of the scheme were pre-sold prior to practical completion. We received more enquiries than available buildings."

Russell Crofts, partner at joint agents Knight Frank, added: "On the back of this deal, two further units of 11,000 sq ft and 26,000 sq ft are planned, with construction due to commence when planning permission has been obtained."

Alder King and Knight Frank are joint agents on Access 18.
