Work has just begun on a major new industrial business park on the 200 acre Tetron Point Development in Swadlincote, Derbyshire.
Developer, William Davis Ltd of Loughborough, is speculatively building Gresley Business Park, which will deliver six high quality new build industrial units from 3,822 sq ft to 19,701 sq ft and design and build opportunities up to 50,000 sq ft. Work has now started on site and follows hot on the heels of the company's nine unit office scheme.
Lambert Smith Hampton's (LSH) Nottingham office has been appointed to market both schemes. Bryan Huckerby, Director at LSH's Nottingham office, said: "Now that the construction is at the cladding stage and the buildings can be seen on site, Gresley Business Park is attracting a lot of interest from local businesses seeking relocation or expansion premises.
"The industrial element of the scheme offers six business units and the flexibility of the design means that small units are available or the units can be joined to deliver up to 20,000 sq ft."
This is the second element of a major speculative investment by William Davis Ltd in Swadlincote. The company started on site with its office scheme last year and is due to complete this summer, delivering own-front door office units from 1,784 sq ft to 9,551 sq ft.
Huckerby continues: "The flexibility and quality of the office units has appealed to small and medium sized companies keen to own or rent their own secure front door office space. Many owner occupiers are looking to own their business space in order to benefit from the tax breaks offered by purchasing through Self Invested Pension Plans.
"Gresley Business Park's office and industrial schemes are within the established Tetron Point 200 acre development, which means that services, transport infrastructure and facilities for employees are convenient, which is a necessity for today's businesses."
Gresley Business Park is equidistant from the A38 and M42, near the Cadley Hill Road. The site's close proximity to Swadlincote Town Centre offers access to a large labour force, ease of transport accessibility and other facilities for employees. Tetron Point is already home to Bison Concrete, TNT, HPI Europe and Peter Black Healthcare.
Stewart Kellie from Developer William Davis Ltd, said: "The occupier market in the East Midlands is holding up reasonably well and prompted our commitment to speculatively build these schemes. Swadlincote offers a strong, flexible labour force and a central location and as such appeals to both office and industrial occupiers."
The 18,551 sq ft office park is scheduled for completion this summer and the industrial development will reach completion in autumn 2008.
