Euro Dismantling Services - Mixed-Use Development - Sheffield

Sunday Times Fast Track 100 Company, Euro Dismantling Services (EDS), has shown market confidence by launching a property division of it's circa £47M company. Loxley Land and Property will be headed up by development expert Eldon Stevens from the company's headquarters at Loxley Manor in Sheffield.

Established in 1994, EDS is best known for it's Global decommissioning business, specialising in working on high risk sites for the chemical and pharmaceutical industries with projects ranging from demolition of oil refineries, chemical process structures, pharmaceutical production lines and highly contaminated buildings to controlled explosive demolitions of multi storey office blocks and other structures/buildings on site. EDS's corporate clients include BP, BNFL, Colgate/Palmolive, United Nations Mission-Kosovo, GlaxoSmithKline, British Gas and Yorkshire Water and the majority of work undertaken is overseas in locations such as Canada, Asia and Europe. Over the past few years, the company direction has taken new routes into land clean up, recognising that post demolition there is a need to clean the land for redevelopment and reuse.

Through their broad service offering, EDS present a turnkey project management solution for the client, from initial asbestos surveys/removal, equipment dismantling, building and equipment decontamination, demolition and land clean up. The launch of LLP will further complement this service line allowing the company to acquire sites for decommissioning as well as rehousing and relocating tenants to within the LLP property portfolio, which already has an estimated gross development value of some £60M.

Key initial development projects for the Sheffield based property function include the £31M, 19 acre Magna 34 business park at Junction 34 of the M1 which is a joint venture with Jaguar Estates, and the 42 acre Beeley Wood multi-use site at Junction 35A of the M1 which is currently inviting enquiries for a broad range of development opportunities. On the Beeley Wood project, EDS practised its corporate strategy of removing liability through partnerships by assisting United Carbide in the dismantling and disinvestment of Beeley Wood, leading to a cleaner and safer environment. Property Manager for LLP, Eldon Stevens, discusses how the company will progress over the forthcoming months;

"EDS has the backing, resources and the contacts to flourish in the development arena through this new property division. Now is an opportune time to launch LLP because we are in the fortunate position that we are not bound by the financial restrictions that many developers presently are. Therefore we can take advantage of land opportunities in the current marketplace, being able to exchange on properties within hours as opposed to weeks or even months. Two years ago you couldn't get a seat in the property auctions whereas now we are not faced by any real competition for the sites and opportunities that we want.

"The immediate objectives for LLP are to look after the current property portfolio by investigating the range of opportunities being presented to us by interested parties at Beeley Wood and by completing and delivering Magna 34. Looking further ahead, I want to increase the portfolio by another £20M which will incorporate residential projects in the Peak District and the Isle of Man. At this moment in time though, I will happily consider any nature of opportunity in any UK location.
