Knight Frank - Offices Development - Aberdeen
Date: 01 Aug 2008
Global property consultancy, Knight Frank has been instructed to market a new build 51,000 sq ft office development at Stoneywood, Dyce, Aberdeen.
The new offices, to be known as Rockwater House, are the first phase of a larger development at Stoneywood Business Park. The accommodation will comprise a three storey building with a flexible open plan design, high quality specification throughout and generous car parking to the front and rear, and will be available for lease upon completion.
Rockwater House is situated five miles north-west of Aberdeen city centre, adjacent to the new BP headquarters and is only five minutes drive from Aberdeen Airport (Dyce). It also benefits from a host of other major occupiers in close proximity including Baker Hughes, Drill-Quip and Apache North Sea Ltd.
A second phase, consisting of a further 40,000sq ft building, is planned for the future, however there is potential to link both phases, creating a 90,000 sq ft office development. The site is currently the subject of a lease to Subsea 7, one of Aberdeen's premier oil service companies, who will eventually relocate all their Aberdeen operations to a new bespoke facility at Westhill Business Park, currently under construction.
Katherine Monro, a partner in Knight Frank's Aberdeen office, said: "I'm confident that the new development will attract occupiers to Stoneywood, which is already a desirable location and home to the new BP headquarters. Our clients intend to provide the highest quality specification of offices on the site to meet increasingly sophisticated occupier requirements. The building has the flexibility to be offered as a whole or in individual floors from 16,500sq ft."
Knight Frank is acting as sole letting agents on behalf of a private client.
