Savills, on behalf of Windsor Fairlawn Developments, is marketing the former Blue Prince Mushroom Farm located adjacent to Junction 9 of the M23 at Crawley, Sussex, for a guide price in the region of £7 million.
The site, which was a primary producer of mushrooms for Sainsbury's prior to the operation being transferred to Romania, totals 25 acres (10 hectares). Windsor Fairlawn has obtained planning consent and changed the site's use from agricultural to B8 storage and industrial purposes. The accommodation, totalling 140,000 sq ft (13,000 sq m), is now being adapted for this purpose.
Graham Brown, director of Savills, comments: "This is a very unusual opportunity, which has potential to generate income from the leasing of the existing accommodation. There are also good prospects for strategic redevelopment in the medium to long term, particularly if an access can be secured direct from J9.
"We anticipate good interest from specialist owner-occupiers requiring a depot in the south of England, particularly those with a requirement to be near Gatwick Airport. There is also likely to be interest from investors and developers given that land around Crawley and Gatwick is in short supply."
