Sheffield, UK - The first phase of a brand new £31 million business park on the site of the former Templeborough Rolling Mill in Rotherham has reached completion and is pulling in buyers and tenants.
The Magna 34 Business Park development has triggered the huge transformation of the Templeborough site, which covers 19 acres at junction 34 of the M1 and offers a mix of offices, industrial units and a distribution facility for buy or lease.
Developers Jaguar Estates, Euro Dismantling Services and scheme contractor JF Finnegan have already begun to capitalise on the development with all sizes of businesses taking up space in the available units at the impressive location ranging in size from 1,000 sq ft to 151,000 sq ft.
To mark the completion of phase one, developers joined VIP guests including the deputy mayor and mayoress of Rotherham councilor Shaukat Ali and Wajida Naseem and Rotherham United FC manager Mark Robins and assistant manager John Breckin at a special launch party.
Patrick Herbert of Jaguar Estates, said: "The development represents a massive transformation for the area both physically and psychologically. The site was totally derelict when we purchased it. Since achieving planning consent for the scheme in November 2006 a number of other projects have taken place in the area and we feel that what we were intending to do and have performed has been a catalyst for development in close proximity due to its well served location. There is now a completely new focus to the area and a vibrancy and urgency to be a part of that."
A range of pavilion style office units, finished to an extremely high standard with comfort cooling, 'good' BREEAM ratings, lift access and designated car parking are now available as well as eight industrial units ranging from 2,486 - 39,346 sq ft. The larger distribution unit measures 151,000 sq ft and benefits from 12 metre eaves, 14 dock level access doors and 4% office content.
Rebecca Schofield from the Sheffield office of Knight Frank which is marketing the scheme with GVA Grimley and M3, said: "The flexible terms and variety of properties and sizes on offer are attracting interest from investors and occupiers looking to take advantage of the site's strategic location. We have seen businesses ranging from financial services to IT opting for the offices, trade occupiers taking the more traditional industrial units with logistics companies looking at the biggest distribution facility.
"The majority of occupier interest is from companies already within five miles of the scheme, looking to expand, consolidate, or to move from older inefficient or redundant premises."
Construction of phase two of the scheme will follow shortly with flexible design and build options for occupiers now available.
Magna 34 is located on the A6178 next to the well known Magna Science and Adventure Centre.
