ISG - Leisure Development - Essex, England

ISG Jackson Special Projects has successfully delivered a key note £1.8 million regeneration scheme in Westcliff-on-Sea, Essex, to build 16 new affordable homes for the Guinness Trust housing association. The project has seen the contractor revitalise the local built environment, removing the blight of several derelict properties that originally occupied the site, and delivering an attractive development that addresses the immediate needs of affordable housing provision in the area.

The new four-storey timber frame building provides 16 high quality, modern apartments in one and two bedroom configurations, and features balconies for residents living on upper floors. Modern, high performance building materials have enabled the development to achieve a 'very good' Eco Homes environmental rating, helping to reduce the future carbon emissions of the building and translating into reduced household utility bills for residents.

Occupying a prominent and busy location in the town, the development has proved a challenging proposition for ISG Jackson Special Projects. The new building occupies the entire footprint of the site and the development was carefully phased to ensure that restrictions on site accessibility and storage were successfully overcome. A basement car parking area has been created to take advantage of the sloping nature of the site and a range of attractive hard and soft landscaping finishes completes the scheme.
